The “Succession” PH enters contract
The Market Report
The most expensive contract of the week is #PH at 180 E 88th Street. The triplex penthouse entered contract asking $29,000,000. The 5,500 SF penthouse offers incredible city, Central Park, and water views. The 5-bed residence features a loggia terrace overlooking Manhattan. This Penthouse was featured in multiple TV shows and movies, and was originally listed for $35MM.
This week 2w properties entered contract- continuing the strong activity the luxury market has shown over the past month. This is particularly good activity as the extended holiday weekend was this week. Some notable deals include:
30 E 85th Street #PH30- $15,500,000
This is 5 bed triplex penthouse has been on the market for over a year. It features Central Park views, but the floorplan is extremely weird. I would anticipate a strong discount.
145 E 63rd Street - $5,595,000
This townhouse has been on the market for over a year. It is a narrow 16’ wide house, and actually feels narrow inside. This is a strong contract price.
620 West End Avenue - $4,250,000
This is a 10 unit building with an owners duplex. Our client had a deal on this property at $3.5MM, but unfortunately it fell through during due diligence. The building has an incredible facade. It presented an unbelievable opportunity to secure a 30’ wide corner TH on West End Ave.
The #PH at 11 Vestry Street is now on the market. The mint-condition penthouse loft presents an opportunity to buy real estate in prime TriBeCa. The triplex features an incredible outdoor space.
Asking Price: $10,500,000
Taxes: $4,000 | CC: $2,450
4 Beds | 3 Baths | 3,300 sf
