The most expensive contract of the week is #PHB at 443 Greenwich Street. The four-bedroom residence entered contract asking $40,000,000. This is the third time that the unit has traded. The last owner purchased the unit for $34,000,000 in 2021. The duplex residence is 5,588 sf, features an incredible outdoor space, and comes with a parking spot.
This week, 17 properties entered contract, with three properties entering contract above $20MM. Sales volume only increased by $10MM this week, however, the average sales price increased by $2MM.

1165 Madison Avenue #8 - $22,000,000
This is the first resale unit at the Bellemont, a Robert A.M. Stern new development. The owner of this 6,094 sf residence paid $19MM in 2023.
685 Fifth Avenue #PHC - $21,000,000
The Mandarin Oriental Private Residences continue to set records. This 3-bed unit went into contract asking over $5K per foot.
10 Greene Street #3- $5,395,000
Not included in this week’s report, however, we represented the purchaser of this off-market property. We were able to negotiate close to 10% off the asking price.
